It is a bit runny, not recommended for overhead application. Great for vertical corners or horizontal seams around door frames and windows.

Applies nicely, dries in a fair amount of time but seems to dry more hard than the name would describe and does accept paint but would need a second coat on darker colors. However, after years of using this stuff I have not seen any cracking.

I've purchased multiple cases over the last few months to seal a tongue and groove ceiling to prep for painting. This Alex Plus goes on slightly thicker, it has been easier to use than the Dynaflex which is slightly thinner. Both are great products, the Alex Plus performs better in this application.
